New Services and Pricing for 2022!

Happy New Year! I am excited to offer new services this year along with new real estate pricing. Each client of LumenaLive will also have access to their very own portal where they can download media from both current and past projects which may include images, video, and related documentation. I have put forth a lot of time and effort into these new offerings over the winter and I am sure my customers will benefit greatly. Please take some time and read below for more information!


Floor Plan Included with all real estate shoots!*

As always, a real estate photography shoot with LumenaLive includes exterior, interior, and aerial photography. (Aerial photography as-needed or by request) However, new for the year 2022, I am including a floor plan capture for every real estate photography shoot. That’s right, your floor plan is included in the cost of every real estate photography session with LumenaLive!

Do you not capture floor plans for your listings yet?  Here are a few reasons why I am now including floor plans and how it can be of great value to your listings:

  • Real estate websites have an average of 20,000,000 views per month on floor plans alone. According to Zillow, floor plans are the 2nd most important feature on a listing and correlates highly with capturing potential leads.

  • Show buyers the flow of the property with a visual layout of your listing.

  • Adding a floor plan to a real estate listing can increase click-throughs from buyers by 52% in a study by Rightmove.

  • Another study by Rightmove found that 1 in 10 buyers said that they would never visit a property if they had not seen a floor plan first, with many more indicating that they would be less likely to view.

  • With more than 90% of home buyers searching online for properties, floor plans and virtual tours rank highest as the ‘very useful’ features, according to a National Association of REALTORS® survey.

  • Even though photos are a must-have visual asset and I do my best to show the flow of your listing through photos alone, some buyers may feel the lack of context; floor plans give structure to photos in the listing and hold buyers interest.

  • By visualizing the layout of the house, the buyer can make an easy decision whether to visit an open house or not, therefore further qualifying potential buyers visiting the property.

  • How floor plans can save time for both the agent and the buyer? The buyer doesn’t need to waste time viewing properties that won’t suit their needs and the seller / agent doesn’t waste time showing the property to people who will not buy the house.

  • Floor plans are an amazing lead generation tool if combined with professional photographs. And buyers like to see them – in fact, 93% of buyers say they are more likely to view a property with a floor plan. In addition, including a floor plan has been proven to reduce time on market by up to 50%.

To assist in capturing your floor plan, I enlist the help of my DJI OM4 camera stabilizer. Stable and clean video footage will bring about more accurate results than shaky handheld footage.


Virtual Staging!

I am excited to offer extremely high quality virtual staging. What is virtual staging? Virtual staging is a cutting edge new development in real estate listings. In the past the only way to stage a vacant home was to hire a staging company to move thousands of pounds of furniture and decor in your clients home. In this way the home will likely attract more buyers online and increase selling price and decrease selling time. A photo of a nicely staged room will always look more attractive than a photo of an empty room! But, there is a problem, staging a vacant property is expensive and often does not make sense for none other than high end properties. Staging a vacant home can cost thousands. This means traditional staging does not make sense for most listings due to none other than cost.

This is where virtual staging comes to the rescue! Virtual staging uses computer rendering technology to virtually stage your vacant properties. First, like any normal photography session, I capture interior and exterior photos of your clients property. Then, through the use of software and a very power computer, I compose realistic digital furniture and decor into your photos. The advantage? Your listing will have the appearance of a staged listing at a fraction of the price!

At first, I looked at 3rd party virtual staging solutions. However, I quickly found out not all virtual staging online services are created equal, like many things, you get what you pay for. High quality virtual staging can cost upwards of $100 per photo! While some services may offer virtual staging for much less, it is at a cost of consistency of both quality and turn around time. This is why exclusively for real estate photography clients of LumenaLive, I am offering very high quality virtual staging at a reduced price. See here for more info!
